Equidistant from Queensway, Bayswater, Lancaster Gate and Paddington underground stations and surrounded by numerous bus routes, the location makes it very easy to navigate around London.

As mentioned above, the price includes central heating and hot water and TV licence (all flats have a TV), but excludes electricity (use-dependent: lights, kitchen, washing machine) but this for a studio usually works out around the £20 per month mark. We can also provide Wifi internet for £25 per month. We can arrange your council tax discount if you provide us with a full-time status student certificate.

In terms of our rental agreement, we would make a contract for the academic year (either 9 or 12 months). We require the first 2 months rent to be paid on checking in and then each rent month is paid monthly in advance (eg 1st December pays for month of January). We charge a cleaning charge of £350 - this is the cleaning charge for your check out but we ask for it on check-in, it includes the check-out cleaning, carpet cleaning, curtain cleaning etc). We charge a weeks rent for our agency's fee to prepare the contract, inventory and check-in and check-out times. We do not take a deposit.

We are a very hands on agency and like to think of ourselves as helpful and nice! Our office is around the corner from Craven Hill Gardens so we are close at hand should you ever need us.

This apartment is available until the end of June, but we can discuss a year's contract for those studying a Masters Degree or PHD.
