What Type of Flooring is Best, Wood, Carpet or Laminate?

There will come a time in every landlord’s tenure of a property that a major job is necessary. Although most students don’t want to damage property, wear and tear is a natural process of living in a home. Naturally, you will eventually need to replace the flooring. You’ve probably pondered over whether to get carpet or wood or laminate flooring. Here is a brief summary of each’s benefits and drawbacks.

 

Should You Go For Carpet?

The main benefit of carpet is that it is the cheapest option. Most carpets are durable and when you choose carpet tiles rather than fitted carpet, any damaged areas can be replaced easily. Carpet is warm during the winter whereas wood and laminate feel very cold. The softness is a great safety feature and it will not scratch when moving furniture.

 

Cons

Spills, burns and other carpet damage can ruin an entire room, so it is not particularly flexible compared to the other types of flooring discussed here. They are notoriously difficult to clean and always have been. Even with a meticulous student household, dirt will get ground in. You will need to steam clean it once a year.

They are also easy to clean – a quick sweep every few days and a wet mop once a week is usually enough. Your student tenants will appreciate the feel and the low maintenance.

 

Cons

Laminate flooring is more expensive than carpet and this means more expensive to replace. Luckily, you can replace individual tiles or strips, depending on the type you use. Laminate, like vinyl, is not ideal in bathrooms or kitchens as they expand with the damp if water gets onto the bottom. However, this is where most people place them.

 

Considering Wood Flooring?

 

Pros

The most important thing about wood flooring is its durability. With the right care and attention, it can last many years with very little maintenance. They present an elegant feel and a quality look. Tenants will be moved by a good first impression when looking around your property. This is the ideal option for tenants with allergies. They will not harbour dust mite or – heaven forbid – fleas.

 

Cons

The major drawback with wood flooring is the expense. Of the three choices here, it is the most expensive. However, it will last longer than carpet and will be more attractive than laminate. Your student tenants will not love you in winter as they will really feel the cold. Your student tenants will spend more time in your property in colder months than warmer months.
