Should You Get New Mattresses or New Beds?

Summer is full of jobs for property owners to do ahead of new student tenant arrivals. Some are for every 1-2 years such as safety checks and new coats of paint. Others require checking every decade or so, such as beds and mattresses. It’s a big purchase, but don’t be tempted to leave it another year or cut costs by buying a mattress when the base should also be replaced.

 

The Base

Divan: Check the Support Integrity

Firstly, it’s important to check the divan and the mattress before deciding whether to replace just the mattress or the whole bed. If it sags in the middle, merely replacing the mattress will only delay the inevitable and will reduce the lifespan of the new mattress, regardless of the quality. You’ll soon need to replace both again and that will be a waste of money.

 

Slats: Check their Stability

If any are broken, get them replaced. It should be much cheaper than buying a new base and the manufacturer should be able to supply you with spares. Don’t be tempted to leave it because more will break and you’ll risk damaging the mattress too.

 

Other Things to Check

Replace any broken wheels because this can damage the carpet and upset the balance of the bed, potentially leading to further damage. If everything here is ok and there is nothing else visibly wrong with the based – whether divan or wooden slat type base, it’s likely you’ll only need to replace the mattress.

 

The Mattress

It is Saggy

If the mattress sags in the middle and this is not caused by problems in the base, then you should replace the mattress with the utmost urgency. It’s going to be uncomfortable and bad for their physical health to continue to use it. This should be a priority for you.

 

Invisible Signs of Lost Integrity

Have your student tenants complained of an uncomfortable mattress, snapping springs or filling that’s too compacted that they feel every spring every time they move? Have they still complained about it despite turning the mattress as required? If so, then the filling may have worn out and the springs may be going or gone. You have a duty of care to ensure their comfort and safety. A lack of sleep can cause physical and mental health problems and an old mattress can lead to back pain.

 

How Long Has It Been?

Even if the mattress seems fine, after around 7 years it starts to lose its stability and support. Most bed health specialists recommend replacing a mattress every 7-10 years. Some mattresses may not require replacing such as those with memory foam, latex, and the higher end beds. Some do not need turning or flipping. If this is the case and the mattress is clearly only going to get worse, replace it.
