Biggest Student Turn Offs When Looking for Property

It’s that season again when students begin their search for property for next year. With so much competition around, you’ve probably found it’s not quite so easy to fill your property these days. There are certain things that will turn prospective student tenants off, especially in an age of custom-built communities with the ability to deliver state of the art accommodation.

 

Strange Smells

Smelly accommodation, no matter the cause, will automatically have prospective students put one foot outside the door. Bad smells can indicate problems with drainage, damp or problems with the waterworks. In turn, that could mean mould, condensation and even pests. If you have issues with the property that could lead to bad smells, you should correct them as a matter of priority.

 

Excessive Transport Noise

Towns and cities are noisy places, but double-glazing has made us notice when there is a lot of noise purely because of its sheer absence otherwise. Students don’t have a problem living by a busy road; on the contrary, if it means good transport links then they will welcome it. What they won’t want is an environment that is never quiet. If your property isn’t as quiet as it should then it may be time to replace the offending windows.

 

Mould

Ranking even higher than bad smells is clear signs of damp. Even if the problem is that the present or previous tenants aren’t using the ventilation properly, their first thought will be that the accommodation has a damp problem. You should certainly deal with any damp or mould issues before they move in. If they draw attention to the problem, don’t argue, simply explain that it will be dealt with before they move in.

 

Cluttered Garden

In February-March when student property searches are at their optimum, you’d think the state of the garden would be the last thing on their minds – but you’d be wrong. Conscious of the fact that they will be able to sit in the garden from roughly April to July and then maybe for a little while in October, they want a garden that is functional and doesn’t require much attention. If you have dozens of plants to your taste, they won’t want to tend it for you.

 

Bathroom Problems

The bathroom may not clinch the deal, but it could lose it for you. For starters, dreary colouring such as bottle green or brown suggests it hasn’t had a renovation since the 1970s. They will see you as a cheapskate. Most people prefer showers these days and don’t like to have a bath due to the time they take and the water it uses. A bath with a shower attachment is fine, but a shower cubicle is better – it also makes a bathroom look more spacious.
